I don’t think anyone will be surprised to see Edmonton in a Buyers Market for April 2020. A few points that I find interesting about the Edmonton Real Estate Market for April 2020.
1. The average price is up month over month in both the Detached Single Family home segment and the Condo segment. This means that when comparing April to March 2020, the price of the homes people purchased is up.
2. The average days of market is also down for the Detached Single Family home segment and the Condo segment. I think that has to do with the high demand for certain price ranges.
3. The disproportionate market distribution based on the price of homes sold. Over 60% of the Detached Single Family homes that sold were in the $300,000 – $499,999 price range. For condos you would have been hard pressed to sell if you were selling for above $299,999 as 86% of the condo sales were for condos less than $299,999 and 52% of condo sales were under $199,999.
Based on the April 2020 Edmonton Residential Real Estate Market Stats homes were still moving while we were all social distancing but only if you were in the popular price ranges.
